Spring in Full Bloom: Here’s Your Home Maintenance Checklist for May 2026
Spring is hitting its stride, making May the perfect “bridge” month for your home. We’re spending this month fertilizing our lawns, tending to our balcony plants, and performing proactive checks on building fixtures to ensure a seamless—and cool—transition into the summer months.

Spring is in full bloom across New York! As we trade our light jackets for sunglasses, May brings that perfect sweet spot of mild, pleasant weather before the summer humidity truly sets in. With average highs climbing toward 70°, it’s the ideal time to step outside and ensure your property is ready for the sunny days ahead.
📍 This Month’s Checklist: May 2026
Whether you’re in a house or a high-rise condo, May is all about outdoor prep and proactive building checks:
- Lawn & Garden Revitalistion (Houses): It’s time to breathe life back into your yard! Start fertilizing and mulching your garden beds to encourage spring growth. While you’re out there, trim back any overgrown bushes or trees—especially those creeping too close to the house—and do a quick check of your outdoor faucets for any leaks.
- Balcony Refresh (Apartments): Give your private outdoor space some love by cleaning the flooring and tending to your plants. It’s the perfect time to make your balcony a true extension of your living room.
- Common Areas (Apartments): In a co-op or condo, your eyes are the building’s best defense. Keep a lookout for flickering lights or broken fixtures in hallways and common areas. Reporting these to management now keeps the whole building running smoothly.
- Window & Airflow Check: As we begin switching on the ACs, take a moment to ensure your window seals are airtight and screens are free of tears. Then make sure the AC unit is in good working order, replacing and cleaning filters and coils.
By tackling these outdoor and common-area tasks now, you’re protecting your home’s value and ensuring that when the heatwaves hit in June, you’re ready to relax rather than scramble for repairs.
