NEW YORK EXPIRED LISTING SPECIALISTS
Your Home Didn’t Sell.
That Doesn’t Mean It Can’t.
The Aaron & Geoff Team at Compass helps frustrated Bronx, Manhattan, and Westchester sellers relist and sell homes that expired with another agent without selling. Aaron Kass and Geoff Weiss are licensed New York real estate agents who are experts in expired listings across every price band, from co-ops under $300K to houses over $1M, and build relaunch plans based on reality, data, and experience.
Why New York Homes Sit Unsold
01
A price that never adjusted to what buyers were saying
Every showing and every quiet week is feedback. When a price stays fixed while the market talks, buyers stop coming to listen. We price a relist from current Bronx, Manhattan, and Westchester data, not from where the last listing started.
02
A presentation buyers scrolled past
Buyers decide in seconds, from the photos, the description, and the first showing. If the presentation never made your home feel like the one, the right buyer never slowed down. A relaunch gets a full marketing reset.
03
A lack of proper exposure to the market
Was your listing featured on every listing portal? Is it on the MLS? Did your agent reach out to other agents and buyers directly? We relaunch homes onto the Compass platform and across social channels your first listing never reached.

What We Do Differently
01
A relisting audit first
Before anything is priced or photographed, we study what the market did with your home: showings, feedback, days on market, and how comparable homes performed. We build a plan from evidence and facts.
02
A marketing-first relaunch
Professional photography and video, a rewritten listing story, social distribution, and the reach of the Compass platform put your home in front of buyers who never saw the listing the first time around.
A relist should look and feel like a new listing, because to most buyers it is one.
03
Weekly numbers and feedback reports
Until your home is under contract, you get a weekly report with showing activity, buyer feedback, and data related to your listing. You always know what buyers are saying and what we are doing about it.
The Process
01
The audit conversation
We talk through what happened with your listing, what the market data shows now, and whether relisting with the Aaron & Geoff Team makes sense for your situation and your listing.
02
Pricing and prep
A data-backed price and a punch list for anything that will lift the property’s presentation: paint, staging, photography prep. Our recommendations are rooted in data, past listing performance, and our on-the-ground experience with buyers today.
03
The relaunch
New photos, new video, new floor plan, new story, new distribution. Your property returns to the market positioned to meet buyers who missed it the first time, and priced to meet the market where it is now.
04
Deal negotiation
When offers come in, we work with you to negotiate the best possible deal for your situation. Every seller has different goals for their sale, and our job is to guide you to your finish line.
05
Contract to closing
Once you’ve accepted and offer and signed a contract of sale, we work with the buyer and their agent to complete all items needed to get a clear to close. From co-op board packages to land surveys, we’ve got the experience and contacts needed to get the job done.
Common Questions
My listing just expired. What should I do first?
Take a breath, then get a read on the market before you decide anything. An expired listing is a data point, not a verdict. Ask an agent for a fresh look at comparable sales, current competition, and what buyers responded to during your listing, then decide whether to relist, reposition, or pause.
Do I have to wait before relisting my home in New York?
There is no legal waiting period for relisting an expired home in New York, though your previous listing agreement may have terms worth reviewing, such as a protection period for buyers your former agent introduced. A new agent can walk you through the timing.
Should I keep my current agent or switch to someone new?
That depends on what went wrong and whether your agent has a credible plan to fix it. If the price, presentation, and marketing plan would all look the same on a second run, a fresh team with a different plan is usually the stronger move. Interview agents the way you would for the first listing, and ask each one what they would change.
Why isn’t my home selling?
In most cases it comes down to three things: a price the market would not meet, a presentation buyers scrolled past, or a marketing plan that reached the same buyers twice and no one new. A relisting audit identifies which of the three stalled your home, so the relaunch fixes the right problem.
What does a new agent do differently the second time around?
The fundamentals do not change, but the starting point does. A new listing agent begins with the full history of your first listing, reprices from current data, rebuilds the presentation, and launches to a fresh audience. The Aaron & Geoff Team at Compass adds a weekly reporting rhythm so the feedback loop never goes quiet.
