* Researchers analyzed home prices for nearly 600,000 properties in Florida before and after sound barriers were constructed along busy highways: in the 5 years after noise barriers were built, the price of properties within 109 yards of a barrier saw a rise of almost 6.8% compared with homes in a control group. The barrier’s effect on property values declined with distance, the researchers found. They observed price increases of about 3.9% for homes located 109 to 218 yards from a newly constructed sound barrier, 3.1% for homes located 218 to 324 yards from a barrier and 2.8% for homes 300 to 400 meters from a barrier. Beyond those distances, there was little effect. (WSJ)

Mortgage Rate Updates:

The average rate on a 30-year fixed mortgage edged higher to 6.22% as of December 11th, 2025, from the lowest in a month of 6.19% in the previous week, according to a survey of lenders by mortgage giant Freddie Mac. “The average 30-year fixed-rate mortgage is well below the year-to-date average of 6.62%, providing some sense of balance to the housing market,” said Sam Khater, Freddie Mac’s chief economist.
