Rates Just Hit 7.47%. Here’s What Bronx Buyers and Sellers Should Actually Do
The 30-year fixed rate just hit 7.47%, its highest in nearly three years. Here’s what Bronx buyers and sellers should actually do about it.
The 30-year fixed mortgage rate just hit 7.47%, its highest level in nearly three years. A year ago it was 6.3%. If you’re buying or selling in the Bronx right now, that number changes the math, but maybe not the way you’d expect.
Let’s start with what 7.47% actually costs. On a $500,000 loan, principal and interest runs roughly $3,486 a month. The same loan at 6.3% was about $3,100. That’s a difference of roughly $390 a month, or over $4,600 a year. Real money, and exactly why buyers have become laser-focused on monthly payments.
But here’s the part the national headlines miss. The Bronx was the only borough in New York City where home sales went UP last quarter, rising 8.1% while every other borough fell. Buyers aren’t disappearing. They’re redirecting toward value.
Why does the Bronx work at 7.47% when Manhattan strains? Because high rates punish expensive markets far more than affordable ones. Manhattan’s median just hit a record $1.25 million. Westchester crossed a $1 million median for the first time ever. In the Bronx, where prices run dramatically lower, the monthly payment stays within reach for real households with real down payments.
If you’re buying in the Bronx right now, here’s the playbook. First, get pre-approved at today’s rates, not the rates you hope are coming. Second, remember that sellers are negotiating. With buyers payment-conscious across the board, well-prepared offers on fairly priced homes are getting accepted, sometimes with credits toward closing costs or rate buydowns. Ask your agent about both.
If you’re selling, the message is simpler: pricing is everything. In Manhattan, the average discount off the last asking price widened to 3.7% in September. The Bronx market is more active, but buyers here are doing the same monthly math. Price to the data on day one, present the home beautifully, and you’ll sell. Price to last year’s optimism and you’ll sit.
The bottom line: 7.47% rates didn’t kill the Bronx market. They clarified it. Value wins, overpricing loses, and the borough with the best value story in New York City keeps proving it.
